号,改造后的街区是一个集特色商业、创意办公与长租公寓为一体的新社区商业中心。原街区内为工业建筑组群,由一座冷库及配套车间组成。随着城市发展及冷库功能的外迁,既有场地和工业建筑面临着功能置换与空间再利用的需求。地块位于大宁板块的核心区域,西侧毗邻上海大学,但缺乏服务于周边居民的社区型商业场所;周边密集遍布居住区,但居民们缺少休闲的城市开放空间。这块场地的更新恰好为满足这些需求提供了可能。改造后的社区中心业态具有丰富的构成,包含特色商业、创意办公以及长租公寓,打造成以面向年轻社群为主、家庭社群为辅,集职、住、玩于一体的复合街区。新的功能定位对空间改造提出了挑战,场地仅东侧单面临街,其他三面均与居住区邻接,内部可达性差。如何将封闭的袋形场地与城市空间更好地连接在一起,是改造需要解决的首要问题。入口广场的开放是“打开”的第一步。将原有货车卸货广场改造为入口广场,整合建筑的主要商业展示界面,成为街区的核心空间,实现社区中心与城市空间的共融。首层开放,形成可穿越的底层空间是“打开”的第二步。将底层的围护墙体拆除,暴露出无梁楼盖结构骨架,形成了一个多样化的可变空间,串联了临街一侧与内院之间的步行路径,将人流有效引导到街区内部。顶层界面的通透化是“打开”的第三步。将主体建筑高层部分改造为联合办公空间,把封闭的墙体以带形长窗的方式打开,建立城市形象的同时,也为室内办公空间带来绝佳的视野。中庭空间对于新植入的商业功能而言必不可少。由于冷库主体的无梁楼盖结构整体性较强,本着尽量避免拆改无梁楼盖结构的原则,设计师考虑将框架结构的“穿堂”区域打通,形成中庭空间。同时,采用屈曲支撑的方式来进行结构加固,并将新增的屈曲支撑结构构件暴露出来,与开放的空间形态相结合,成为立面造型重要的组成元素。保留工业建筑气质是改造设计的另一个原则。如 17号楼西侧立面的改造设计中,结合既有结构框架与疏散楼梯,成为具有工业特征的立面元素。室内采用接近水泥感的涂料,吊顶和楼梯扶手均采用拉伸金属网,半透的效果与涂料形成呼应,多种材料保持统一的灰色调,与室外材料配合形成较强的整体性。改造后的%莘荟社区商业中心成为了周围居民周末休闲的好去处,也成为了年轻人新的聚集地。通过空间和功能的整体提升,封闭的冷库重新焕活,给城市带来了新的精彩。改造后的社区商业中心 business center integrat-ing characteristic commerce,creative office and long-term rental apartments.The original block was a cluster of industrial buildings,consisting of a refrigeration house and supporting workshops.Fol-lowing the urban development and the relocation of warehousing and cold store functions,the existing sites and industrial buildings faced with the needs of functional replacement and space reuse.The block is located in the core area of the Daning plate,adjacent to Shanghai University to the west.However,it lacked community-based commercial premises to serve the nearby resident.The surrounding area was densely packed with residential quarters,but the residents lacked ur-ban open space for leisure.The renewal of this site exactly makes it possible to meet these needs.The renovated community center has a variety of forms,including characteristic commerce,creative offices and long-term rental apartments.It is built into a complex that mainly targets the young people and also families,integrating the functions of work,living and playing.The new functional positioning poses a challenge to the space transformation.The site only faces the open the closed bag-shaped site and better connect it with the urban space was the primary problem to be solved in the transfor-mation.Opening the entrance square was the first step in the opening.The designer converted the original truck unloading square into an entrance square,and integrated the main commercial display interface of the building,to become the core space of the block,and integrated the community center and the urban space.Opening the ground floor to form a travers-able ground floor space was the second step of the opening.The designer tore down the enclosure on the ground floor to expose the structural skele-ton of the beamless roof system,to form a diverse variable space,and connect the foot traffic between the street side and the inner compound,effectively guiding the flow of people to the interior of the block.The permeability of the top-layer interface was the third step of the opening.The designer transformed the high-rise part of the main building into a co-office space,and opened the closed wall in the form of strip-shaped long windows,which,while establishing the image of the city,brought an excellent view for the indoor office space.长租公寓入口 Entrance of
