社会体育学2023年(第13卷)第2期当代体育科技(ContemporarySportsTechnology)探索社区泳池经营新模式——以川渝两地为例曹际龙(成都理工大学四川成都610059)摘要:通过数理统计、调查访谈、文献资料等方法,从面对异常天气如何增强泳池经营者的抗风险能力,如何降低业主的游泳需求成本两个角度进行研究,对成都和重庆16个社区泳池近4年经营情况、15名社区物业管理人员认知情况、200名社区业主认知情况进行调研分析。研究得出社区泳池经营存在如下问题:(1)社区泳池多为物业公司外包给专业体育公司自主经营;(2)异常天气对社区泳池经营带来严峻考验;(3)社区泳池产权属性多为业主共有,但业主对泳池经营干预度最低;(4)社区泳池经营时间及经营内容方式传统且单一。对此提出了一些建议:(1)泳池经营者可加大社区泳池无形资产的开发力度;(2)社区泳池经营模式可由单独的租赁形式向零租金和协同经营方向转变;(3)社区泳池经营者需改善泳池消费产品结构和产品内容。关键词:社区泳池异常天气经营模式无形资产探讨中图分类号:G861.1文献标识码:A文章编号:2095-2813(2023)02-0099-07ExploringaNewModeofCommunitySwimmingPoolManagement——TakingSichuanandChongqingasanExampleCAOJilong(ChengduUniversityofTechnology,Chengdu,SichuanProvince,610059China)Abstract:Throughmethodssuchasmathematicalstatistics,investigationandinterview,literature,thispaperstudiesfromtwoperspectivesofhowtoenhancetheanti-riskabilityofpooloperatorsinthefaceofabnormalweatherandhowtoreducetheswimmingdemandcostofowners.Theoperationof16communityswimmingpoolsinChengduandChongqinginthepastfouryears,thecognitionof15communitypropertymanagementpersonnelandthecognitionof200communityownerswereinvestigatedandanalyzed.Theresearchshowsthattherearethefollowingproblemsintheoperationofcommunityswimmingpools:(1)Mostcommunityswimmingpoolsareoutsourcedbypropertycompaniestoprofessionalsportscompaniesforindependentmanagement;(2)Abnormalweatherbringsseverechallengestotheoperationofcommunityswimmingpools;(3)Thepropertyrightattributeofcommunityswimmingpooliscommonlyownedbyowners,buttheowner'sinterventionintheoperationofswimmingpoolisthelowest;(4)Theoperationtimeandcontentofcommunityswimmingpoola...
